1. Do I need to leave a deposit when reserving?
We require a non-refundable deposit to hold an apartment on your behalf prior to exchange of contracts. We will hold the agreed price and confirm how long the apartment will be held on your behalf. Upon completion this amount will go towards the purchase price.

Further details will be provided when first viewing the apartments.

2. Can my family buy the flat for me or does the owner need to be over 55?
Yes as long as the person living in the flat is over the stated age requirement, ownership can belong to your direct family members e.g. sons and daughters.

3. Can I use my current home in part exchange and can you arrange mortgages?
No - We do not offer an exchange service for your property
With regard to mortgages we suggest that you may consult an IFA for further information.

4. Do I own my new home?
Yes - All apartments are sold on a long lease, and the freehold is protected

5. Who manages the properties on behalf of the Residents?
Westley Court Management Ltd manages all the affairs of the property and estate.
A range of services are available from either on-site staff or we call in reputable tradesmen as required.

6. Can I bring my pet?
Sorry - We do not allow pets

7. Can we rent out?
No - We do not allow sub-letting of properties

8. What does the service charge cover?
The service charge (revised annually) covers the cost of providing Security Systems and Call Monitoring, External Maintenance of the building and grounds, Heating and Lighting of all communal areas and includes your Water Rates and Building’s Insurance.
A full break down of the service charge budget is provided annually to Residents.

9. Are residents levied for the cost of major projects?

It is possible, and is provided for in the lease, but it is extremely unlikely because a substantial “sinking fund” is provided for this purpose.

10. Do we have an allocated car park space?
There are 79 car spaces available but NOT allocated to individual apartments.
There are areas specifically allocated for Residents and Visitors use.

11. What do I have to pay for?
You will pay your own bills for telephone, electricity, council tax, contents insurance, service charge and other services such as newspapers, groceries and jobs done.

12. How much is the Council Tax?
It varies with the type of apartment.
Please refer to Wyre Forest District Council for actual costs for any one particular apartment.

13. Is the property and Estate warden controlled?
No - We believe in an actual person being available at all times. We therefore have Receptionists and Night Porters providing 24 hour cover. There is also an Emergency Call System to each apartment to facilitate 2 way conversation in an emergency situation.

14. Are there Restaurant and Bar facilities
The restaurant is available for a cooked 3 course lunch each day of the week.
Room service to your apartment can be arranged if you so wish.

15. When can you view apartments?
Viewings can be arranged on a week day (Mon-Fri 10am to 4pm) at a time convenient to you.
We can only see people with a prior appointment although in exceptional circumstances we will do our best to help you.
